Foundation Cracks And What You Need To Know
Living in sunny SoCal has its perks, but it also comes with its costs. These last couple weeks we've been reminded of that with a few unexpectedly big jolts. But earthquakes aren't the only thing causing changes in your home's foundation. Expansive soil, newly poured concrete, there are a number of reasons why our homes get foundation cracks. Unless you're buying a brand new build from the developer, homes of any age are bound to have foundation cracks. Some are more serious than others and some can become serious over time. So how do you tell the difference and the severity of a foundation crack in your home? Here's a basic 101.
Shrinkage Cracks - These result from the curing process of newly poured concrete. These cracks are vertical, usually less than 1/8” wide, and don’t extend up through the structure. These are very common and should not cause concern.
Settlement Cracks - These can resemble shrinkage cracks but do extend up through the structure. If the edges of the crack are no longer aligned it could indicate a significant structural concern.
Horizontal Cracks - These are most noticed in a basement foundation wall, below grade, and running the full length of the basement. These are caused by pressure from the soil outside the wall. This condition warrants consulting with a professional, as it could lead to greater problems such as structural failure. Since we don't have basements here, if you notice significant horizontal cracks, it's best to call a professional.
